Garage Conversion and refurbishment works,
Reading

Located in a secluded area with stunning views and surrounded by a Grade 2 listed wall, the Client wanted to create an annexe by converting the existing double garage alongside some refurbishment works of the existing house.  

The conversion required planning permission and GJA were appointed to take this through to construction. 

 

Windows were added to the front and rear, bringing natural daylight through and providing views of the amazing garden. 

The annexe enjoys a kitchen/lounge, separate double bedroom and en-suite, all finished to a high standard.

2 Storey Side Extension,
Tadley

The Client wished to demolish an existing side storey utility room and add an additional storey to create a large master bedroom complete with an en-suite and dressing room. 

The ground floor benefits from a much larger kitchen and utility room alongside a downstairs WC. 

This has been submitted for planning and is awaiting decision.

Three New Build Houses,
St Albans

Currently under construction, GJA were appointed to create three new homes on a derelict site in St Albans. The houses are due for completion in summer 2024.

 

PROJECTS

Rear Extension,
Maidenhead

Planning approval has been granted for this large rear extension in Maidenhead. The Client wanted to increase the size of their living space and kitchen considerably. They value entertaining guests and have a large family to cater for, therefore an open plan kitchen and seating area with ample light was essential. 

The Client was unsure about how they wanted it to look and struggled to visualise it, so GJA provided multiple 3D images so that the Client could simply choose what they liked.

New Dwelling,
Bracknell

The Client purchased an existing end of terrace home with a dilapidated side extension and additional land surrounding. Realising the potential, they  got in touch with GJA to design how a new dwelling to adjoin the existing. 

We looked at local planning restrictions and designed the project in line with current national space standards.

When constructed this could provide huge cost benefit to an existing property. The project is currently at planning stage and awaiting decision.

Kitchen Extension,
Baughurst

The Client wished to maximise the use of their large garden and provide an extension to house a new and much larger kitchen. Planning consent was granted in October 2022.

 

A mid-terrace design, the extension strides the neighbouring property each side. The parapet walls were introduced to minimise any maintenance issues to either of the neighbouring properties. 

The extension has now been constructed and the Client was very pleased with the outcome.
